1105 Stone Harbor Blvd was previously home to Pat's Lunch, a small commercial building at the true gateway to the island. When we purchased the property, our intent was to keep it commercial — but after digging into the zoning restrictions and the variances it would have required, the site was better suited to what it was actually zoned for: a home. That wasn't the plan going in, but once it was, we treated it like one. We built to the same standard as a typical $15M oceanfront home, because we knew we'd be driving past this corner for the next 50 years and wanted it to be something we were proud of every time. The result is a landmark with panoramic wetland views and no neighboring properties, backed by a team built for the site — Vallese Builders, Wolstenholme Associates, and Ford Design Studio — where location, story, and construction quality all meet at the island's front door.
